    How it works: 

    If for any reason you are not completely happy with our services, you may cancel your property management agreement without a cancelation penalty with 60-day’s notice. 


    The notice period allows for a smooth and professional transition for the tenant, wrap-up of any outstanding maintenance items and invoices, and assignment of the lease and security deposit funds properly over to you so we transfer a happy tenant. 


    If a lease agreement is in place then only the balance the lease commissions owed will be due. 

Eviction

Guarantee

If a screened tenant placed by Avatina has to be evicted, we will be responsible for the eviction process including the costs or fees associated with eviction, up to $2,000.

 Pet damage 

Guarantee

We guarantee our owners up to $2,000 in damage protection for any pet damage beyond what the security deposit covers.


We protect owners who do not want pets by paying an outside vendor to verify all emotional support and service animals!

    How it works:  Avatina’s Pet Guarantee protects you from destructive animals.

    • The pet owner must be a tenant that signed a lease with us and that we moved into the rental property with a Avatina’s Management Agreement.
    • We allow a maximum of two (2) pets neither of which can be on the restricted breed list.

    Pet Screening:

    • Per the lease agreement all tenants register their pets for screening through a third-party vendor which includes veterinary records and verification of Service or ESA credentials. 
    • Avatina charges tenants a monthly pet fee of $100 per animal which is kept and maintained by Avatina who in exchange will provide up to $2,000 against any pet damage recorded at the end of the tenant tenure.

    As part of our lease agreement, tenants allow AVATINA to post their rental payments to the credit bureaus and a monthly credit reporting fee is charged to the tenant, not the owner. 


    Considering the size and frequency of the rental payments, tenants typicaly see their credit scores improve by 50-75 points!
